II. Office Interior Design
Our office design services includes:
SCHEMATIC DESIGN
This phase functions to generate a design solution that effectively responds to your needs in the context of your site. Ideas and solutions will be presented you in the form of Schematic Design Documents as a way to stimulate a productive dialogue and quantify resolutions as the schematic design progresses. These documents usually consist of floor plans which indicate layout of departments and auxiliary rooms . If necessary, the Concept will show the placement of the existing furniture. This phase ends with your approval of a schematic design solution and budget, on which the work of the following phases will be based.
DESIGN DEVELOPMENT
Based on the approved Schematic Design Documents, the design process continues to more specifically address construction methods, materials and incorporate the requirements of building systems into the design. Consultants, such as engineers and other specialists if appropriate, begin a parallel path of designing and documenting their solutions based on the approved schematic design. Design Development Documents usually consist of floor plans, floor plan, ceiling plan, building sections, elevations, furniture plan, 3d visualization and approximate scope of work and estimate of costs. As with the previous phase, this phase ends with your approval of the design development documents on which subsequent work will be based.
CONSTRUCTION DOCUMENTS
In the Construction Documents Phase, the design solutions resulting from the previous phases will be incorporated in to detailed drawings, specifications and schedules that accurate pricing and construct the Project. If governmental permits or approvals are required, LM Prospect will prepare a set of documents to the relevant entities
BIDDING AND NEGOTIATION
In this phase, LM Prospect will assist you in negotiating an agreement based on the Construction Documents with a qualified general contractor, whether selected through a review of qualifications or through a competitive bidding process among two or three contractors.
CONSTRUCTION OBSERVATION PHASE
During the construction observation phase, we will act as your representative to help ensure that the work is done to the highest levels of quality. We attend regular site meetings to observe the progress and field questions from the contractor and his/her sub-contractors. Specifically, we monitor the progress and quality of construction for conformance with the construction documents, provide additional information to the contractor to clarify the construction documents, review submissions, and assist you in reviewing the contractors requests for payment the final “punch list and close-out.

Our architects are the best in their field. You will have a dedicated designer working on your project from first concepts to finished build. They will create a space that reflects your brief, budget and brand.
Presented in person
Once we have come up with our concepts, we will present them in person. It is a chance for your stakeholders to see if we are on the right path. We will go back to the drawing board until you're fully satisfied and happy to sign-off.
Helping you visualise
We can help you picture your new space with 3D walkthroughs that bring our plans leaping off the page. It's a great way to get your people excited, and to flag any issues you might otherwise miss.
